COURTYARD BY MARRIOTT - PORTLAND CITY CENTER

Opening in the spring of 2009, the Courtyard Marriott at Portland City Center is a redevelopment project, which includes a complete interior and exterior renovation of the Toronto National Building – a 13-story office building built in 1981. Besides the façade being completely replaced, three more stories will be added to the building. As part of the redevelopment, an adjacent building will also be rebuilt and added to the hotel program. The site is located in the heart of the city’s financial, retail, and entertainment district. While the Portland market is rich with full service and boutique hotels, the Clients goal for this property, as an upscale limited service hotel, is to cater to the corporate clientele base.

PROJECT MANAGEMENT
Benchmark Enterprises, LLC supported the ownership team with pre-development budget assembly; pro forma development; selection, negotiation and contracting for design team, general contractor and consultants. Throughout the course of the project, Benchmark Enterprises, LLC will continue to provide full service project management including cost control, change management, schedule management, contracting and contract closeout, lender reporting, FF&E management and pre-opening support.

PROGRAM
A 256-room Courtyard by Marriott hotel, which includes 4,100 sq. ft. of meeting space, a restaurant, 91 underground valet parking spaces, a street level lounge, a business center and a fitness center.
