THE NINES

Built almost a century ago, the Meier & Frank building housed the biggest department store west of the Mississippi for several decades. In 1982 the building was added to the National Register of Historic Places. Now the top nine floors is home to The Nines, a Starwood Luxury Collection Hotel, and the bottom five floors will be a Macy’s Department Store. Not just an historical renovation, but The Nines is also an environment-friendly project. Leadership in Energy and Environmental Design (LEED) Silver Certification from the U.S. Green Building Council (USGBC) is being sought with this redevelopment. This includes 90 to 95 percent of all construction waste going to recycling plants, rather than landfills; a ‘green housekeeping’ policy being incorporated; dual-flush toilets saving 400,000 gallons of water annually; and energy efficient mechanical systems being set up. The Nines will be open in the summer of 2008.

PROJECT MANAGEMENT
Benchmark Enterprises, LLC and The Nines ownership team worked together in preparing initial project budget goals; pro forma development; selection, negotiation and contracting for design team, general contractor and consultants. Throughout the course of the project, Benchmark Enterprises, LLC will continue to provide full service project management including cost control, change management, schedule management, contracting and contract closeout, lender reporting, FF&E management and pre-opening support.

PROGRAM
This is a 331-room hotel which includes a feature restaurant in the atrium, a rooftop lounge and restaurant, and 14,000 sq. ft. of meeting space. The atrium is 7,000 sq. ft. with a 100’skylight ceiling, and the guestrooms overlook the atrium as well as the outside.
