THE CURTIS
The theme is pop culture; the décor is contemporary. The Curtis Hotel, located in downtown Denver, Colorado, was part of a large-scale redevelopment & urban renewal project. The new independent hotel, from its lobby to the gift shop to each floor, was built with the intention of offering guests an atypical hotel stay experience – to bring back memories and put a smile on their faces. Show tunes are played in the lobby, and the gift shop is reminiscent of an old-time five and dime store. The redevelopment also included: The Corner Office Restaurant, Oceanaire Seafood Restaurant, a Starbucks Coffee & Retail shop, a city Public Art sculpture, and 440 rooms of student housing condos for the nearby DU campus.
PROJECT MANAGEMENT
Benchmark Enterprises, LLC served as the projects over-all project/program manager. Critical roles included schedule and budget management, design team management, coordination of tenant build-outs, negotiating and managing Landlord-Tenant Work Agreements, and working with the Client and Contractors to deliver compliance requirements for Tax Increment Financing (TIF).
PROGRAM
The Curtis is a 336-room hotel with 4 levels of garage parking, 19,000 sq. ft. of function space that includes a grand ballroom and several meeting rooms, 2 restaurants, and a Starbucks.
